Imtech were selected by Main Contractor, Galliford Try, to work alongside them as their M&E partner from the inception of this high profile commercial project. Imtech’s pre-construction team worked closely with Galliford Try to carry out rationalisation of the scheme in order to achieve the client’s budget whilst demonstrating compliance and an efficient design. We began the process of informing the M&E and building design through the construction of a thermal model whilst our estimating team collaborated with our in-house design team to find the best value for money through the identification of numerous MEP value engineering options.
Early involvement in a project afforded our engineers the opportunity to add value during the pre-construction phase. By understanding the individual building from the outset, we were able to offer value engineered solutions with time efficiencies and a more cost effective installation.
Imtech has been able to maximise the programme benefits and improve quality control associated with the use of extensive elements of off-site fabrication and modularisation.

Old Street Phase 1 is a mixed-use scheme which comprises of office and retail accommodation. Office accommodation is provided by two buildings at 211 Old Street and a new studio building. Imtech was engaged to deliver the full mechanical, electrical and plumbing package as well as life safety systems and CPD packages including chemical cleaning, water treatment and the telephone system.
As the client wanted to allow businesses into the building before full commissioning was complete, we needed to find ways to expediate parts of the delivery, this included drawing out the project three-dimensionally to allow the design team to fly or walk the client through all areas of the building and comment directly, shortening the approval process. The project’s design was heavily architecturally driven, with no ceilings, which meant Imtech’s services were all fully exposed. The setting out and drawings had to be accurate from the outset.
We delivered the project on time as well as enabling the client to show floors earlier than anticipated to potential tenants, given the innovative workarounds at design stage. Working in a partially live environment, the exemplary health and safety record of the team was maintained. The introduction of Imtech safety awareness schemes such as; Come Home Safe and Be Sharp, contributed to this and had a positive effect on all of the site team.
INEOS at Grangemouth were rolling out their approach to consolidate existing and disjointed office space into a single modern HQ campus for staff with enhanced well-being facilities. This was the second building in the phase, the new building being designed as a ‘twin sister’ to the award-winning original, utilising the same palette of finishes and materials, whilst being connected on all floors via a glazed link.
Imtech were engaged to deliver the mechanical and electrical installation on the new building. Working closely with the main contractor Bowmer + Kirkland, the MEP designer and our client INEOS, the team ensured that the mechanical and electrical services were procured, installed and completed to budget, meeting the planned build programme.
The project was completed within the required timescale with only a slight extension due to the Covid-19 Pandemic. To keep the project progressing at pace, we enabled a fast track programme to ensure the project would run to budget and to the satisfaction of all stakeholders.
As part of Mercedes Benz growth strategy, we were engaged to support the construction of a landmark state-of-the-art three storey Mercedes Benz Autohaus showroom, one of the largest in Europe. As a flagship UK showroom, the design incorporated a body repair and paint workshop with a re-marketing suite over two lower floors and a car park spanning three floors. The secondary structure included office space and a trade parts centre. Added to this was a dedicated event facility and bistro, the first Mercedes Benz showroom offering such a hospitality concept in the UK.
Working collaboratively with the client’s consultant, BWB, the client LSH and RG Group we quickly identified areas of the project that could be reengineered to enable programme enhancements and allow for more modern installation of items, for example replacing traditional wiring solution with modular wiring.
Despite the excellent location it was essential to develop a robust logistics programme with consideration for the local community.
Imtech successfully delivered the full design and services ensuring the client was able to move in as scheduled.
The development regenerated a former derelict site in the area creating a dynamic, sustainable and industry leading landmark facility successfully delivering 13,492sq m dealership and 17,166 sq m purpose-built high-tech body and paint repair centre in addition to LSH Auto UK’s regional Used Car Preparation Facility and Parts Distribution Centre. Also in the interest of the local community we engaged a local apprentice on the project, supporting local employment.
